Mortgage Checklist

FOR PURCHASE AND REFINANCE

Below is a typical list of items that would be requested by a lender as part of the
qualification process for obtaining a real estate loan. Having these items ready will help streamline the process.

  • Loan application: Completed

  • General loan disclosures: Signed and dated

  • Federal tax returns: two most recent years filed

  • W-2s: Two most recent years filed

  • Pay stubs: Covering 30-45 days recent pay cycle

  • Social security: Two year 1099 and annual benefit letter

  • Corps/LLC/Partnerships: Two most recent years filed returns

  • Subject property: Copy of mortgage statement and homeowners insurance

  • Rental properties: Copy of mortgage statement and homeowners insurance

  • Renters: Name and contact info for landlord

  • Two months Bank statements for all assets listed on loan application (all pages)

  • Explanation letter for any non payroll large deposits and copy of cancelled checks

  • Credit: Explanation for recent inquiries and derogatory late payments

  • Copy of drivers license

  • Copy of business license if self employed

  • Divorce/alimony/child support: Copy of recorded decree
